Kentucky Venues Submits Market Analysis for a Potential Master Plan Redevelopment

Kentucky Venues is very fortunate to have a shared vision with the Kentucky General Assembly regarding the importance of these two properties (The Kentucky Exposition Center and the Kentucky International Convention Center). The goal of the $200 million appropriation is to positively enhance economic growth by creating new infrastructure and enhancements to the Kentucky Exposition Center and Kentucky International Convention Center’s existing properties. Our plan recognizes the need to operate without business interruption or impact to the events on property.

As required by legislation on or before December 1, 2022, a land survey was conducted and combined with a master plan that presented concepts and thorough market analysis. This proposal, which is included in this post, was shared with the Interim Committee on Appropriations and Revenue members on November 30, 2022. There are three phases of development presented in this potential approach. Each phase would drive considerable progress in the overall goals envisioned. Throughout the development, the project will receive a scrupulous evaluation of effectiveness and alignment with overall goals.

The analysis in this report, as presented by Conventions, Sports & Leisure International, is based on estimates, assumptions and other information developed from industry research, data provided by study stakeholders, surveys of potential facility users, discussions with industry participants and analysis of competitive/comparable facilities and communities. The sources of information, the methods employed, and the basis of significant estimates and assumptions are stated in this report. Some assumptions inevitably will not materialize, and unanticipated events and circumstances may occur. Therefore, actual results achieved will vary from those described and the variations may be material.
